Michael understood this well because I learned that he had done it for himself early in his investment career. What is amazing is that after looking at so many properties and working with us for such a long period of time, he convinced me to cancel our first escrow on a property I thought would do the job. After so much time was invested in finding the property, going through the process of making offers and negotiating to get it accepted, after the inspectors gave us their report, he recommended we cancel the escrow. What? He saw too many problems and did not feel the property was the best one for us. I trusted him and followed his advice. Once was amazing, but he did the same thing a second time around. Who does that? When we became discouraged, they were there to cheer us on. Not once during the 3 years, which I think is a record, did they ever wane in their enthusiasm. Never did they ever make us feel guilty for the enormous amount of time shot down the tubes. Nor did they ever push us to buy anything. Third time was the charm. We finally did find the right house after 3 years of searching and countless homes. Their Buyers Edge system strengthened our position as buyers. (We won every property we made offer on!) They not only negotiated a great price but helped us obtain a difficult and complicated FHA loan for the purchase, and a second piggyback loan to do improvements. Obtaining this loan was a feat in itself. It required that we get many bids from contractors…I had to work 9-5 every day, so the tedious job of interviewing contractors at the property and obtaining proposals was all taken on and coordinated by Michael and his team. One of the major problems that had to be resolved before completing the purchase was an old, oversized pool that violated many code restrictions and presented a liability. The Lifestyles team took their own time to obtain numerous pool inspections and estimates for not only repairing the pool to bring it up to code, but also bids on the pool removal, which we eventually decided upon doing. Now I have a newly renovated home with a very large backyard for my son. The house is divided into two separate sections. One has 3 bedrooms with separate entrances, bathrooms, shared kitchen and patio area for tenants. The other section is a full on 2-bedroom home completely private for my son and I. We pay less now than I was paying for an apartment because the majority of my house payment is being made by my renters. Should I choose, I can rent out our portion of the house and have a very nice positive cash flow rental property. What an amazing job…what an incredible outcome. My son and I are financially secure thanks to these wonderful friends. They are truly a credit to the Real Estate Profession.
